The stats don’t change super significantly much and as of the date of posting this Blog. There are a few Lindale homes for sale under 100K at this time. This guide gives you an inside look at what different price points can actually buy, from cozy starter homes to dream properties and everything in between. If you’re shopping in the $300,000–$500,000 range, you’re right in Lindale’s sweet spot.
I’m Rebecca Williams with the Living in East Texas channel. I’m a local real estate professional who moved to Lindale in 2011 and currently reside in Hideaway, a community within Lindale ISD. This overview focuses on homes located within the Lindale Independent School District, including surrounding areas that fall into the district excluding Hideaway, TX as it is a super niche and unique community.
Why Lindale? It’s one of East Texas’ hidden gems — growing fast while still maintaining small-town warmth. With top-rated schools, parks, boutique shopping, and an easy drive to Tyler and Dallas, Lindale offers space, convenience, and community. Market Snapshot: At the time of filming, there were 176 active listings in Lindale ISD ranging from around $100,000 to $3.9 million, with an average list price of $464,000. Pricing varies based on home size, lot size, and location, so this is a broad overview of what buyers and sellers can expect. Under $100K: Finding a home under $100,000 in Lindale ISD is extremely rare. In the past six months, there were no home sales under this price point.
$100K–$200K: This range typically includes older homes near downtown or manufactured homes on larger lots. Some site-built homes may be smaller or require updates. This range can also appeal to investors looking for rental or flip opportunities.
$200K–$300K: This is a strong starter-home and downsizing range. Buyers often find three-bedroom, two-bath homes between 1,400–1,800 square feet, established neighborhoods, and newer small-community builds. At the time of filming, 30 homes were available in this range. $
300K–$400K: This is Lindale’s sweet spot. Expect open-concept layouts, upgraded kitchens, larger primary suites, walk-in closets, and backyards for entertaining. There were 60 active listings in this range, offering strong value and variety.
$400K–$500K: Homes in this range often feel semi-custom, featuring four bedrooms, multiple living areas, home offices, outdoor living spaces, and larger lots. Around 36 homes were active in this range, averaging approximately 2,300 square feet.
$500K–$650K: This range includes newer construction, three-car garages, spa-like bathrooms, custom cabinetry, and chef-style kitchens. Communities like Arbor Estates, Indian Hills, and The Thicket often feature homes in this category.
$650K–$800K: Custom-built homes on larger lots become more common here. Expect luxury finishes, outdoor kitchens, multi-bay garages, and privacy while staying close to town. There were 15 active listings in this range at the time of filming.
$800K–$3.9M: These are Lindale’s premier estate properties, offering gated entrances, designer interiors, pools, outdoor kitchens, and acreage. There were 12 active listings in this category, with lot sizes ranging from half an acre to over 20 acres.
