October 2025: Sell your East Texas Home?
WHEN WILL HOUSING PRICES DECREASE?
Are housing prices going to come down? More than likely they will, but there are several problems that may keep that from being months away. There’s literally not a week that goes by lately, that I’m not asked this question at least 3 times.
A few changes are happening. We are seeing properties sit on the market a little longer and some sellers are reducing prices. Inventory has picked up slightly, however, buyers are still very actively searching, especially now that interest rates are on the rise. Fear is a motivating factor but with more choices available, buyers are finally gaining some advantages. Overall, the recent FED changes, interest rate hikes, and increase in inventory, will eventually lead to decreased prices. Inventory is still low across the country but people still need places to live and must make moves for several reasons so the market will continue to move.
What might this mean for pricing? Generally, it takes a few months for the “public” to catch up with what we are seeing in the market. While East Texas RE Market continues to be strong, I feel like we have seen the peak of the seller’s market. Seller education is particularly important from agents to make sure when talking with sellers who are considering listing. Agents are going to have to step up and be more proactive in making sure a seller understands everything has shifted and they are less likely to be receiving the outrageous “over asking” offers of the last year or so. While certain areas may be seeing multiple offers, a shift has occurred overall, and buyers are on a more level playing field. This is going to be a challenge because of when agents compete for listings, they sometimes decrease commissions and list where the seller wants, rather than what the market is dictating or more realistic comparative sales pricing. This is going to be super important so be careful as a seller because pricing is as important as great marketing. Sellers need to be informed and understand the market, so educating them is especially important on expectations now that the market is calming down. Agents are going to have to be responsible while competing for listings so that sellers are not misled until the “public” in general catch up to what is truly happening. If you are considering selling, you want to work with an agent who is not going to discount commissions just to get your listing and tell you what you want to hear. You as a seller need to be very informed of your local market and realistic expectations from an experienced agent who wants you to make an educated decision.
